Kingston Estates is governed by Restrictive Covenants that guide the development of the neighborhood, the architecture and maintenance of the homes within it and the activity of the owners and occupants of those homes.
The neighborhood was developed in two phases and the two phases differ slightly in guidance concerning the finished square footage of homes. Therefore, each phase technically has its own covenants.
These documents were recorded separately at the Lowndes County courthouse real estate office.* The official recorded versions of these covenants viewed for free at the courthouse or online at GSCCCA.org for a fee.
Provided below are copies of the recorded covenants for the two phases and a version of the covenants that that allow easier searching and word finding.

These covenants are binding and property owners are ultimately responsible to abide by them to include annual dues payments as described in the covenants.
Owners should provide a link to this page, and/or, a physical copy of the covenants to any prospective tenants, purchasers or property managers.
*There is a third set of recorded covenants. They are the initial (and incomplete) Phase 2 covenants that were introduced in October 2004. They set the finished square feet of homes in Phase 2 at 1600 square feet. In November 2004 new Phase 2 covenants were recorded that supercede the October 2004 version. The November version raised the home size to 1800 square feet. The October 2004 Phase 2 covenants are recorded in Book 2992 Page 218.
